Thanks for checking in with us at Sand Creek Ranch. In September 2007 our Ranch Conservation Community became a reality when the first Founders bought their Ranch Interests. Since our Founders Closing last fall, it’s been a busy time for the ranch.
Winter ’07/’08 saw extensive activity to prepare to build our improvements. Now construction has begun. As Phase #1 ranch improvements take shape this year, our neighbors and the general public will see dramatic progress on the ground.
Highlights of significant activities include:
Road and Utility Infrastructure: Our 6.5 mile primary ranch road network will be substantially complete by June 1. Power and telecom infrastructure will follow later this year.
Ag Improvements: Contracts for the new $1,050,000 Hopkins irrigation water supply pipeline will be let this summer. This historic project will be finished by spring 2009. In addition, final design for $750,000 in on-farm irrigation improvements for the ranch is also being completed. This system will be built in time for the 2009 irrigating season.
Together these improvements will allow the ranch to achieve its full potential as an exceptional land and water resource supporting sustainable agricultural productivity for future generations.
Owners Association: The Sand Creek Ranch Preservation Association (SCRPA) held its First Annual Meeting on February 8, 2008 in Buffalo. Some of our Founders have already begun the planning process for eventual homes on the ranch.
Ranch Manager Hire: We have hired a Ranch Manager for the Ranch Preservation Association. Several Johnson County families are currently discussing a long-term agricultural lease with him.
New Headquarters: Sand Creek has moved into new headquarters in downtown Buffalo! We’re pleased to be sharing one of Buffalo’s finest renovated historic buildings with Karen Buffington and her staff at RE/MAX Mountain West, REALTORS®. Original elements of this craftsman-era structure date to 1884.
Our new location is at 490 N. Main Street, Buffalo, WY 82834. Please note that our post office box, phone, fax and email contact information remains the same.
Grand Opening Set for June 2008: We will hold our Grand Opening for the public at the ranch over the weekend of June 20-22. More details to come. Looking beyond Grand Opening, work on our long-term retail marketing program is underway, coordinated by our Billings-based master planning and conservation development consultant, Foley Group, LLC.
In The News: The Sand Creek Ranch Conservation Community was recently recognized in the Winter 2008 preview issue of The New West, a new publication focused on providing information, analysis and insight into the economic, social and political issues associated with growth and development across the West.

Website Updates in Progress: It’s construction season for our website as well! Over the next several weeks, you’ll see numerous ongoing adjustments and improvements to our site’s layout and information content, in preparation for our Grand Opening in June. Thanks for your patience as we make the transition.
Finally...just a reminder. A limited number of Ranch Interests continue to be available between now and the Grand Opening, while they last, at substantial construction phase discount pricing. This ground floor opportunity effectively extends last year’s Founder’s Reservation program for a brief additional period.
