Sand Creek will follow two primary guidelines to set Ranch Interest pricing. First, we will price the twenty-five Pre-Construction Founder Interests conservatively. Our objective is to benefit the Founders who make Pre-Construction purchase commitments and who contribute their ideas and enthusiasm to final pre-formation activity. Second, we intend to price the remaining Post-Construction Ranch Interests, to be sold beginning in late 2007 and beyond, so that those Interests represent an affordable alternative to conventional five-to-ten acre rural ranchettes. Sand Creek has conducted extensive local and regional market research, property and amenity comparisons, and an examination of the perceived and real value associated with the Ranch Conservation Community in order to determine the value of each Ranch Interest. Given our strong desire to establish a material introductory incentive, Sand Creek expects Founders' Ranch Interest pricing to range between $120,000 and $170,000. Prices vary by specific Ranch Neighborhood and Home Site. We want Founders' pricing to represent at least a 30% discount from the expected market value of Post-Construction Ranch Interests when they are offered for sale in late 2007.

We are committed to several other policies with respect to pricing and ownership flexibility:

  • Owners will have no deadline for residential construction.

  • A "3/3/Release" policy will apply to Founders. It is designed to balance your investment flexibility with Ranch Community marketing needs. The policy consists of four parts. Founders may not resell unbuilt Ranch Interests for 3 years from date of purchase. But Founders will get a 3 year holiday from all Ranch Association fees (estimated to be $200 - $300 per month at full buildout, to cover ongoing operations, maintainence and replacement costs). However, if a Founder elects to build on a Home Site, that Site will be released from the 3 year resale restriction. If it is then resold, the dues holiday will expire.

  • Given interest expressed in multiple Home Sites and for entire Neighborhoods, a Founder who selects a second Ranch Interest in the same Neighborhood will get a 5% discount on the second Home Site, and a 10% discount from Founder pricing on any additional Home Sites in that same Neighborhood. This "same Neighborhood" incentive will apply to one buyer, or to a pool of affiliated buyers.
