Sand Creek understands that many variables apply when a potential Founder sets out to estimate the personal value, as well as the objective real estate market value, of a Ranch Interest. Some of these variables are a function of known or verifiable market conditions. But others are a function of very personal needs, wants and preferences.
In order to help potential Founders estimate the value a Ranch Interest represents, in light of their own individual goals and preferences, we offer a "Value Calculator". This tool was designed to assist a potential Founder to apply their own assumptions, while providing current, objective data where applicable. We hope the tool will help you efficiently assess whether putting your energy and participation into the Founder Reservation Program appears to be warranted.
We recommend that you use the Value Calculator to test your various assumptions. Then analyze the range of values your assumptions generate. Then compare your Calculator outcomes to the $120,000 to $170,000 price range Sand Creek currently expects to assign to Founder Ranch Interests available during Selection Weekend this fall.

Value Calculator
*User-modifiable fields; *Calculation fields, not modifiable
| What is the current market value of a conventional five-acre "ranchette" subdivision parcel that is adjacent to or very near Sand Creek Ranch, with underground power and traditional (non-broadband) phone service available at its lot line? |
* |
|
| Based on the data entered above, the current per acre cost of such a nearby parcel is: |
* |
|
SCRCC will contain approximately 850 acres. A "Ranch Interest" in SCRCC combines: 1) a pro rata Share of all the land, amenities, ag production, water rights, infrastructure and other assets within the approximate 750-acre common property; and 2) a fee simple interest in a master planned Home Site. |
| There may be no more than the following number of Ranch Interests: |
|
107 |
| On a pro rata basis, if the Ranch were conventionally subdivided, each parcel would contain the following acreage: |
|
7.9 |
| On a total access and use basis, each Ranch Interest will instead benefit from its own private Home Site and at least the following common property acreage: |
|
750 |
| If a Ranch Interest acre is as valuable as an acre in one of the nearby, conventional five-acre "ranchette" subdivision parcels, a Ranch Interest would, according to this assumption, be worth: |
* |
|
Some people believe a Ranch Interest is worth less, per pro-rata acre, than a ranchette lot (because of the drawbacks associated with common ownership). Some believe a pro rata Ranch Interest acre is worth more, per acre (because of the advantages associated with common ownership). |
| What discount or premium, if any, would you apply to the value of a Ranch Interest for this consideration? If you believe common ownership makes property worth less (acre for acre), enter a negative percent; if you believe common ownership does not discount the value, enter a 0. If common ownership adds value, in your opinion, enter a positive percent. |
* |
|
| Based on the discount you just applied, the Ranch Interest would now be worth the following, according to your assumption: |
* |
|
Unlike the alternative (the nearby, conventional five-acre "ranchette" subdivision parcel, surrounded by many more similar parcels, with nothing but underground power and conventional (non-broadband) phone service available at the lot lines), a new Sand Creek Ranch Owner will benefit from a share of common infrastructure, amenity improvements and ranch water rights. Infrastructure improvements include: a system of attractive, safe, low impact, single lane roads and neighborhood lanes, vegetative screening to enhance privacy and views, DSL-ready phone service, electric power to your building site, and a community-wide potable water system. Amenity improvements include: a highly productive new hay and pasture irrigation system to generate cash flow to the Ranch Association and a wonderful green setting for the Members, a system of non-motorized trails integrated into the ag operation and wildlife habitat, a fishing pond, a community garden, a community barn with social facilities, full time ranch and association management, security, etc. |
| The total developer's cost for anticipated infrastructure, amenity investment and active water rights at Sand Creek Ranch Conservation Community will be approximately: |
|
$4,800,000 |
| In addition, various government conservation cost share programs will contribute additional water development infrastructure worth approximately: |
|
$750,000 |
| If you choose to add a pro rata share of those improvements to the bare land value you calculated above, the value of a Ranch Interest would now be: |
* |
|
Some people believe a Ranch Interest should be worth more, per acre, because of the advantages associated with master-planning, open space and view preservation, etc. |
| What premium, if any, would you apply to the value of a Ranch Interest for these considerations? If you believe it is worth more (acre for acre), enter a positive percent; if you believe these elements don't contribute to value, enter a 0. |
* |
|
| Based on the premium you just applied to a Ranch Interest's value, you have estimated the value of a Ranch Interest to be: |
